The South Quay Plaza Building is undergoing a staged refurbishment and currently there are two floors within the scope of this project.
The third floor and the eighth floor have undergone refurbishment and the BEMS control system has been upgraded.
Each floor comprises of a Variable Air Volume (VAV) ventilation system and a perimeter Low Temperature Hot Water (LTHW) heating system. The VAV system is provided with tempered air by the landlord's Air Handling Units (AHU).
Each floor has the ability to be split into a possible of four tenant zones, with initial configuration being provided as two zones; a north and south demise.
Each floor has a total of 24x VAVs, configured as six VAV units per possible tenant zone and BMS control is provided to each of these to ensure the environment within the tenant’s area is controlled correctly.
Each floor has also be provided with two Trend IQView8 graphical displays for management of the HVAC within each half of the floor. The system also includes sensors within the floor and ceiling voids for temperature control and an electric heater battery control for each VAV.
The existing heater batteries contain their own control equipment, a control signal has been provided to each from its local VAV controller.
